Get informed on how and under which terms you can own a real estate in Croatia.
Citizens of EU and Switzerland
If you’re a citizen or a legal entity based in European Union you can own a real estate in Croatia under the same procedure and rights as a Croatian national or Croatian legal entity, except for agricultural land which is regulated by a special law. To own any other kind of real estate you don’t need a confirmation from Ministry of Justice.
If you’re a Swiss citizen than you can also own a real estate in Croatia the same terms apply as above, with the exception of agricultural land. Only additional obligation you need to do is to regulate your temporary residence and get a confirmaiton which you’ll attach to your request to corresponding court for becoming an owner of the property in Croatia.
Citizens of the UK
If you’re a citizen or a legal entity based in UK in the transitional period from 1st of February 2020 to 31st of December of 2020 you can buy and own a real estate under the same terms and obligations as any Croatian citizen or legal entity, except farmland which is defined by special regulations.
After the Brexit transitional period which will end in 31st of December 2020 this won’t be valid and buying and owning real estate in Croatia will be more complex and your status will be equal to the status of a citizen outside the EU.
Foreign nationals outside EU
To own a real estate in Croatia you’ll need to get a conset in an administrative procedure which you’ll have to start. This is only valid for citizens of the countries that have reciprocity agreements to own real estate with the Republic of Croatia.
